Description

The primary purpose of the Home Improvement Programs Project Manager (HIP PM) is to ensure owner occupied repair projects are completed on time and within budgetary limits. This position is responsible for scope creation, bid and subcontractor coordination, overall management, billing confirmation, post-build inspections and general oversight of multiple projects from start to finish. This position is also responsible for managing the contractor pool that supports HIP projects. This position requires successful completion of pre-employment background, motor vehicle and other checks.  This position reports directly to the Senior Home Repair Project Manager. 

Requirements

Construction Planning and Support:

  • Complete initial site visits with homeowners to find project priorities (including taking pictures and completing initial visit form). 
  • Coordinate construction activities and subcontractors from bid work through project completion.
  • Engage in timely communication with all relevant stakeholders internally and externally.
  • Review sites to identify and prioritize repair needs by need category (i.e. Critical Repairs; Standard Home Repair; etc.).
  • Send out bids & submit for payments for sub-contractors through BuilderTrend.
  • Monitor subcontractor performance, maintain records of subcontractor inspections, and other issues. Resolve any needs.
  • Assist Habitat Homeowners with Project Management when they have an Insurance claim. 
  • Other duties as assigned. 

Bids and Cost Control:

  • Provide accurate and timely estimates to support negotiations with suppliers and subcontractors regarding quality, price, and schedule.
  • Procure competitive bids from subcontractors including negotiating contracts, vendors, and subcontractors.
  • Ensure subcontractors execute contracts (including safety compliance) and lien waivers for Habitat projects as appropriate via Builder Trend.
  • Monitor expenditure on each house to identify areas of cost overruns and to ensure each house remains on budget.
  • Finalize and submit bills for payment to subcontractors.

Supervisory Responsibilities:

  • No supervisory responsibilities

Additional Position Requirements:

  • Valid Nebraska driver's license.
  • Insurability to drive vehicles in the performance of work.

Knowledge, Skills, Abilities:

  • Basic understanding of residential construction methods.
  • 2-years’ experience in residential construction field work.
  • Education in construction related fields, such as Building Science, Construction Management, Project Management, or equivalent experience. 
  • Capacity to successfully collaborate with various internal and external parties. 
  • Personal organization skills and a strong sense of urgency.
  • Ability to self-govern workload to meet departmental goals.
  • Analytical problem-solving skills.
  • Demonstrated ability to handle frequent changes with professionalism. 
  • Excellent written and oral communication skills.
  • Demonstrated computer literacy with Microsoft Office, project scheduling (Builder Trend experience, other construction related software).
  • Working knowledge of OSHA standards and requirements.
